You don't mind attending an investor meeting(s) ?
You don't mind looking at this property providing me an opinion on it ? !
You don't mind reviewing financial's on a property for your opinion ? !
I require list of all your contractors to rehab OR rebuild a home I just purchased
I want to become a Realtor - can you provide me your "trade secrets" how you are successful ... "
Can you assist me with my FSBO on staging the property ?

What I Am Doing Labor Day Weekend - NOTHING, ZERO, I Don't Care If You Want To Look At A Home !

Everyone keeps asking me what I am doing all weekend. EXACTLY the same thing our cat Solo is demonstrating here, NOTHING, laying around, sleeping, "if you want it go get it yourself".

April - August most busy Realtors work almost 24 hours day HIGH PEAK season for our profession 24/7 by time Labor Day rolls around we get 4 days off... I am enjoying EVERY MOMENT.

PS - Don't call I am not answering the phone, responding to emails... ZERO... NOTHING.... I DON'T CARE FOR 4 DAYS

WHEN YOU COLD CALL SOMEONE or SPEAK with a caller do you make sense?

I have received two calls this week from whoever for potential business development.... for the life of me I have no idea what these people wanted ?... !... ?

1ST CALLER - spoke so fast I had no idea what she was communicating asked her twice please slow down FINALLY I gave up.
2ND CALLER - Made zero sense to me ... I asked again ... still made zero sense to me ?... !... ? even asked if it involved real estate ? ...!

CLOSING STATEMENT:

No matter who you are communicating with IF potential home buyer / tenant/ property owner do you listen how you convey your message in order to capture the business.
Do you speak so fast the listener no idea what you just communicated
Does your response tie into the point of their call ?
Or does it leave the caller OR person you are cold calling scratching their head of what was the point of the call ?... !... ?... ! ... ?

GIRLFRIEND - Hurricane Irene certainly has changed life in real estate community if you are involved with ANY TRANSACTION involving a lender short sale OR foreclosure!

I had schedule conference call this morning with major national bank involving short sale. GEEISHHHHHH poor executive sounded as if he was "swatting flies" as expression goes. Many homes UNOCCUPIED AND not secured for the weather caused damage ALLLLLLLLLLLLLLL the files with offers STOPPED, immediately processing orders have properties "reaccessed", etc, etc, etc, etc, list is endless. Reassignment of staff members etc etc etc. ACTUALLY I felt sorry for my contact at the bank, certainly could hear anxiety in their voice still try tooooooo manage "old files NOT INVOLVED with Hurricane Irene.

CLOSING STATEMENT: SLOWER processing for any property till "drama" been handled anticipate further delays standard 45 days for response could now be 60 - 90 days ! .....UGGGGGGGGGGGGGGGG

$71 Electric Bill - I Almost Had A Heart Attack - Secrets Of How I Did It - Triple Digit Weather In Dallas TX

FYI - I had to redact name of my electric provider I don't have the right to publize who they are BUT they been in Dallas area since 1981 when I relocated here

MY SECRETS

July I decided to switch to average billing cycle - that bill was $50 ... YAHOO ... This month on average billing cycel $71......determine in lieu of having high electric bill price average. Current property is approx 1900 sq. ft. home.
UNPLUG EVERYTHING in my home lamps, clocks, appliance NOT IN USAGE only plug them in when needed. When I no longer require lamp I unplug the lamp THAN just turning it off. I have been doing this for approx. 2 years seen huge difference in my bill.
UNPLUG the computer when I retire for the evening
NIGHT LIGHTING - use night lights which have a lower watt than a lamp OR overhead ceiling light
CEILING FANS - reduce the a/c bill ... running continually rooms used the most
A/C - is set on 85 - we wear lighter clothing and ceiling fans cool any room off
NOTE: My home was not vacant during 30 days occupied almost 24 hours a day
I have been studying ways how to save money on electric bills REALIZED if make habits of unplugging many of the items in household what you can save annually.

CLOSING STATEMENT;

I don't see an advantage of paying a company high fees waste money RATHER have it in my "back pocket" use for something I rather have .
At least I am not dying of an heart attack when I open my electric bills ;p

Summer Is Over - School Starts on 8.22.11 - Sure Some Parents Are Happy !

Every time school starts means we are almost 3/4 away through the year I usually stop and wonder WOW where did the entire year go.

So traffic will be heavy again in the morning transportation all the students, fun events football games, school activities... and daunting task as a parent with homework !

The article hit local media this week regarding a home squatter in a Dallas foreclosure. What is so interesting this happens daily in Dallas home foreclosures for sale OR any other city here in country.

Many families are homeless trying to locate shelters. The seasoned veterans will enter the home after dark and depart in the morning where they go undetected for months . The person(s) will usually bring sleep rolls, ice chest , perhaps employed with a company have transportation HOWEVER they don't make enough income to pay for rent.

Sad but true as a Realtor at times you can determine if a squatter is living there does break my heart

NOTE: Majority of these foreclosures have zero utilities these persons are just trying to feel safe with a shelter

Abandoned Pets In Property WITH Deplorable Situation When We Entered A Home

On property with my buyer we found a deplorable situation when we entered a home.

One cat inside home with no air no water no food
Two medium size dogs outside with no food no water
Abandoned property HOWEVER not at the time a foreclosure still owned by property owner
My buyer and I stopped immediately without a true conversation drove to store purchased large bowls of water and food.
We returned set out items purchased for the pets showed how grateful they were to have something !
Next call was report these darling animals too Plano abandoned on the property. One of the dogs appeared to have "heat spots" where was losing hair, and hardly had strength to stand up
We did keep our distance from the pets not knowing if they were any other issues
I CRIED ON HOW ANYONE COULD DO THIS TO ANY ANIMAL ! EXTREME WEATHER CONDITIONS OF APPROXIMATELY 107 - OR + WITH BELOW AVERAGE RAIN !
Unconfirmed where listing agent was, left several voice / emails with no response

If you are a Buyers Agent NEVER completed a short sale or foreclosure strongly recommend you to work with either your broker OR another agent in your office who has experience!

IT IS NOT ... allow me to repeat IT IS NOT the listing agent responsibility to educate and school you. WHY many listing agents for Dallas short sales or Dallas foreclosures DON'T RESPOND to continual emails and phone calls till we receive a response BACK FROM THE LENDER.

You as a buyers agent must educate the family that although you submitted a sales contract there is "wait" with lenders. It can be from 30 - 60 days or longer .....CONTINUAL phone calls and emails become the point that you as a buyers agent is harassing listing the agent. IF LISTING AGENT DOES NOT KNOW , don't have answers there is not additional information we can provide AND will update when we receive response !

Making your "loud continual screams to brokers office" still does not push it long at the lenders level.

Keep in mind the asset managers can have over 5,000 properties and the home your Dallas buyer is interested in JUST ANOTHER NUMBER in the folders that require attention.

STOP CALLING, if you or your buyer can't wait for lender response MOVE ON to another property which does not require lender involvement. Dallas short sale or Dallas foreclosure can take approximately 45 days to 9 months to close !
